What furniture, fittings and equipment are included?
Do not assume everything in the photos or showhouse is included. Agree a written inventory identifying the items, quantity, condition and exclusions. For a purchase, ask your solicitor to incorporate the agreed list into the transaction documents; for a rental, use the tenancy inventory.
What to do next
List air-conditioners, fans, lights, cabinets, appliances, furniture and any advertised extras separately.
Photograph and agree which items stay, their condition and any repair/replacement obligations in writing.
Check the same inventory at handover and record missing items or disagreements before signing acknowledgement.
Marketing images are not an inventory. Whether an item is a fixture or excluded, and the remedy for non-delivery, depend on the agreed documents and law.
