Compare the intended users, not just price per square foot. Check residents' needs for housing, customer access for shops, logistics and utilities for industry, and lawful practical use for land. NAPIC transaction and stock categories describe markets; they do not establish a particular lot's permitted use or guarantee a tenant.
Marketing names and statistical categories are not title conditions. Changing use may require approvals; it is not automatic.
They share a need for clear documents and realistic costs, but permitted use, operating requirements, demand and financing can differ. Confirm the title, intended activity and relevant approvals with the appropriate professional or authority before relying on an investment plan.

Rental income, resale growth and future business or family use require different checks. A planning horizon is your own decision; it is not a universal minimum holding period or a promise that prices will recover by that date.
A loan lock-in period and an RPGT holding period are separate matters. Neither establishes the best time to sell.
Use the expiry date in the official title/search, not the advertisement or last purchase date. Financing and resale considerations depend on the actual remaining term and lender criteria. Lease extension is a separate state-authority application; it is not automatic or included in the sale unless properly established.
Do not assume a universal remaining-lease threshold, fixed premium or guaranteed extension. Get property-specific land-office and bank confirmation.
Bumiputera quota conditions and statutory Malay Reservation status are different matters. Neither an agent's description nor payment of an application fee proves eligibility or release. A solicitor must check the exact title and approvals with Perak land authorities and, where relevant, LPHP.
Quota release does not by itself cancel Malay Reservation status or every title restriction. Do not promise conversion, approval, a fixed fee or processing time.
Treat the claim as something to verify, not proof of secure income. Identify who owes payment, for how long, under which conditions and after which fees. Ask your own lawyer to examine the actual agreement and counterparty obligations. Recalculate affordability without the promised return before relying on it.
This does not declare a particular scheme illegal or BNM-approved. Promotional wording alone cannot verify the payer's ability to pay.
These are general explanations. An individual property, application or agreement still needs confirmation.
