Start with the job the property must do and when you need your money back. Rental income, resale growth and future business or family use require different checks. A planning horizon is your own decision; it is not a universal minimum holding period or a promise that prices will recover by that date.
A loan lock-in period and an RPGT holding period are separate matters. Neither establishes the best time to sell.
Start with your goal, holding period and ability to carry costs. Check demand, comparable evidence, permitted use, financing and an exit plan. Test net cash flow after realistic vacancy, maintenance and other costs. A price rise or advertised rental yield alone is not a complete investment case.
Read the source guide ↗Source checked online · 2026-09-28Start with the expected sale receipts, then deduct bank redemption, applicable settlement charges, selling/legal costs, tax and other amounts payable. Cash released is different from an RPGT chargeable gain. RPGT depends on the disposer category, holding period and permitted tax adjustments; it is not one percentage of the full selling price for everyone.
A planned asking price is not confirmed proceeds. Do not treat all cash expenses or loan repayments as allowable RPGT deductions.
Compare actual results with your original plan: rent collected, arrears, vacancy, repairs, ownership bills, insurance and financing. Check the tenancy's expiry and notice terms before acting. Review the holding plan when income, loan cost or repair needs change; a purchase decision should not become an unattended assumption.
A review does not permit unilateral rent changes or eviction. Check the contract and lawful process with your lawyer.
Compare a base case with separate and combined adverse scenarios: delayed or lower rent, a longer vacancy, repairs, higher floating-rate payments and a slower or cheaper sale. Label every assumption. This is a personal cash-flow exercise, not a prediction or proof that the bank will approve financing.
A bank's sample scenario is not your quotation. Market averages and positive past growth do not remove loss risk.
These are general explanations. An individual property, application or agreement still needs confirmation.
