Ipoh areas · PROPERTY GUIDE
Choose an Ipoh area by daily routine, not postcode alone
Compare travel, access, drainage, land use, services and recent market evidence block by block.

Write down the routes that matter every week: work, school, family care, groceries and healthcare. Visit shortlisted streets on a weekday peak hour and after rain, and check parking, noise, road access and drainage rather than judging the wider township name.
Ask for the title and approved use, and verify material changes or extensions with the appropriate authority. For strata property, review maintenance charges, sinking fund, management records and house rules.
Use recent transaction evidence and competing listings as references, not guarantees. NAPIC and JPPH publish market information; a registered valuer can advise on a specific property.

Shortlist streets around your daily needs, then compare similar properties. A familiar township name alone cannot tell you whether a particular home suits your routine.
Start with the journeys you make every week
- List work, school, family care, groceries and healthcare. Decide which journeys are essential and what travel time your household can manage.
- Check actual routes at the times you would use them. A nearby pin or straight-line distance does not establish driving time, a safe walking route or easy road access.
- Use the sourced facility list as a starting point. Confirm a school's admission arrangements and a business's current location or opening hours directly before relying on them.
Compare the same property type and evidence
- Compare homes with similar property type, land and built-up areas, tenure and condition. Keep land area separate from built-up area when reading price per square foot.
- Separate asking prices from completed transaction records. Note the transaction period, sample count and how closely each reference matches the property you want.
- Check title, approved use, material alterations and relevant management costs through the appropriate documents and authority. Historical market data is not a valuation for your chosen home.
Make a street-level shortlist you can explain
- Visit at different times and, when practical, after rain. Record access, parking, noise and visible drainage conditions; observations do not replace a professional assessment.
- For each candidate, write one benefit, one compromise and one question to verify. Keep the options that fit both your cash plan and your non-negotiable daily needs.
